Position: Commercial Manager

Location: London, with initial placement in East London during pre-construction, transitioning to a site in Kent.

Salary: £70,000 - £90,000

Overview:

We are seeking a skilled Commercial Manager to join our construction team, focusing on public sector projects currently in the pre-construction phase. This role will initially be office-based, moving to the project site as construction progresses, with an anticipated start on site in late 2025.

Key Responsibilities:

  • Oversee project procurement, ensuring optimal value and compliance with authority limits.

  • Prepare and execute contracts for early works and surveys.

  • Manage supply chain relationships to ensure cohesive procurement strategies.

  • Implement and manage commercial, legal, insurance, and risk controls at the package level.

  • Conduct accurate commercial reporting and contract administration, including interim payments and final accounting.

  • Ensure project delivery aligns with safety, efficiency, and sustainability goals, meeting client expectations.

  • Produce tender recommendation reports and contract sum analyses.

  • Prepare subcontracts for execution within authority limits.

  • Maintain detailed forecasts and manage cash flow to benefit the project and business.

  • Support project managers in managing risks and opportunities.

  • Handle change processes in line with contractual agreements.

  • Prepare comprehensive bid documentation.

Qualifications and Experience:

  • Degree in Quantity Surveying or a related field.

  • RICS or CIOB certification, or working towards it.

  • Experience with a main contractor as a commercial manager or quantity surveyor.

  • Proficient in tendering subcontract works packages and preparing subcontract documentation.

  • Advanced skills in word-processing, Excel, and cost management software.

  • Strong understanding of building technology and construction methods.

  • Ability to interpret drawings and design information.

  • Experience with NEC4 contracts and change management.

  • Competent in preparing internal cost reports and forecasts.
