The Opportunity
We are seeking an accomplished Senior Quantity Surveyor to play a pivotal role in the delivery of a prestigious, high-profile 5-star hotel development in Barbados. This is a unique opportunity for a commercially astute professional to act as the primary deputy to the Commercial Manager on a world-class project.
The successful candidate will be a proactive, meticulous individual capable of working independently while managing complex change orders and client liaison. This role is designed for someone with the ambition to step up; we are looking for a future leader who will transition into running their own independent projects following the successful completion of this development.

Key Responsibilities
  • Commercial Support: Act as the lead assistant to the Commercial Manager, providing critical input for daily operations and high-level decision-making.
  • Change Management: Independently track, document, and manage all project variations. You will be responsible for the meticulous logging of changes and the negotiation of variation orders.
  • Client Liaison: Serve as a key point of contact for the Client regarding change notices, ensuring all commercial documentation is accurate and submitted in a timely manner.
  • Financial Oversight: Support all cost control, forecasting, and financial reporting activities to ensure the project remains within budget and commercially viable.
  • Contractual Compliance: Monitor all contractual obligations and assist in the identification and mitigation of commercial risks.
  • Future Leadership: Take full ownership of the commercial function for subsequent projects upon the successful delivery of this resort.
Experience and Qualifications
  • Experience: A minimum of 12 to 15 years of experience in quantity surveying within the construction industry.
  • Project Background: A proven track record of managing large-scale, high-end projects. Experience within the luxury hotel or high-end residential sectors is highly desirable.
  • Education: A Bachelor’s degree in Quantity Surveying or a closely related discipline is essential.
  • Technical Skills: Deep commercial acumen with specific expertise in managing complex contract variations and change orders.
  • Soft Skills: Exceptional communication and stakeholder management abilities, with the organisational strength to thrive under pressure in a fast-paced environment.
