We are seeking a highly skilled and experienced Commercial Manager to oversee the commercial success of a key, high-value data centre project. You will play a pivotal role in managing the financial aspects of the project, ensuring delivery within budget, and providing insightful financial reporting to monitor key performance indicators. Success in this role will depend on your ability to collaborate effectively with internal stakeholders across the business to achieve project and business objectives.You should be comfortable working independently on complex technical challenges, managing conflict, and resolving issues using a combination of your technical expertise, leadership abilities, and strong teamwork and people management skills. Reporting to the Regional Commercial Manager, you will lead the commercial management of this significant data centre project.

Key Responsibilities:

  • Develop and lead the commercial team, fostering a high-performance, commercially aware, and accountable environment within a fast-paced construction setting.
  • Implement and maintain robust cost control measures throughout the project lifecycle.
  • Prepare and present clear and impactful commercial information to senior management, with a focus on monthly cost reports, cash flow projections, and other critical financial management reports.
  • Formulate and execute project procurement plans to ensure delivery within project timelines, scope, and budget.
  • Actively facilitate knowledge sharing from the pre-construction phase, ensuring the commercial team and other key project members fully understand the tender scope, budgets, preliminaries, and procurement strategies.
  • Develop and maintain strong working relationships with key members of the client team and the supply chain.
  • Ensure all commercial documentation is professionally executed and maintained to a high standard.
  • Proactively monitor project risks and opportunities in collaboration with project colleagues.
  • Identify and manage commercial challenges effectively.
  • Conduct due diligence on all new subcontractors and suppliers, and standardise all Sub-Contractor appointments, including reviewing workload and capacity before engagement.
  • Ensure all subcontract and purchase order documentation is appropriate, comprehensive, and protects the organisation's interests.
  • Manage payment valuations, certification, and cash collection from the client in accordance with contractual terms.
  • Ensure efficient payment certification and invoicing in line with contractual obligations across the supply chain.
Requirements:
  • Quantity Surveying or a related degree, typically with 10+ years of relevant experience.
  • Excellent written and verbal communication skills.
  • Strong numerical and problem-solving abilities.
  • Main Contractor experience is essential.
  • Strong knowledge of MEP (Mechanical, Electrical, and Plumbing) systems is advantageous.
  • Experience with various procurement routes, including lump sum, remeasurement, two-stage/open book tendering, and design-build.
  • Data centre experience is highly desirable.
