Overview:

  • We are seeking a skilled Commercial Manager (Quantity Surveyor / Project Surveyor) to join our construction team for a major heritage refurbishment project in Manchester City Centre, valued at approximately £300 million.

Key Responsibilities:

  • Lead the commercial management of complex work packages.

  • Oversee commercial responsibilities of works contracts.

  • Collaborate with Project Managers to ensure compliant and commercially sound proposals.

  • Implement commercial and financial procedures and reporting systems.

  • Maintain detailed cost forecasts and reconcile value with actual costs.

  • Provide accurate monthly forecast final accounts.

  • Understand the relationship between cost, value, and profit.

  • Forecast and monitor cash flow.

  • Support project management in handling risks and opportunities.

  • Conduct risk modeling.

  • Understand JCT notices and payment criteria.

  • Perform interim valuations to ensure timely contractor payments.

  • Manage early warning and change processes according to project controls.

  • Avoid and defend claims effectively.

  • Procure robust packages with an understanding of design risks.

  • Prepare tender documentation and apply tender principles.

  • Manage work contracts throughout the project delivery period.

Experience & Background:

  • Degree in Quantity Surveying or relevant academic achievement.

  • Working towards or holding RICS or CIOB.

  • Experience as a Commercial Manager or Quantity Surveyor with a reputable main contractor.

  • Strong verbal and written communication skills.

  • Understanding of building programs, technology, and construction methods.

  • Ability to read drawings and construction design information.

  • Proficient in processing variations and Loss & Expense.

  • Confident in preparing internal monthly cost reports and forecasts.

  • Knowledge of measurement and valuation techniques.

  • Understanding of contractual laws and construction legislation.
