Role Overview
The MEP (Mechanical, Electrical, and Plumbing) Quantity Surveyor is responsible for managing the cost and contract aspects of MEP work packages throughout the entire project lifecycle, from initiation to close-out. This role is crucial in ensuring financial control and contractual compliance for MEP-related activities within construction projects.Key Responsibilities
Contract Administration
- Administer contractual terms and conditions for suppliers and sub-contractors- Manage incentivisation arrangements as appropriate
- Support the assessment of Early Warning Notices (EWNs) and compensation events
- Raise consultant, supplier, or contractor instructions for signature by approved parties
Financial Management
- Provide regular cash flow forecasts for MEP package expenditure- Report monthly expenditure against the package budget
- Contribute to the monthly consolidated project-wide cost/expenditure report
- Report on the expenditure of financial contingency built into relevant packages
Cost Control and Analysis
- Support the change management process in conjunction with other functions- Assess potential contractor and supplier claims and make recommendations for settlement
- Provide schedules of rates and commercial input to tender documentation
- Undertake cost analysis of bid returns
Tender and Negotiation Support
- Assist the package project manager in resolving financial and commercial issues in tender returns- Support the negotiation of two-stage fixed prices for relevant tenders
Valuation and Payment
- Receive and review monthly valuations from contractors- Prepare payment recommendations for signature by the project manager and designer
Change Management
- Review all instructions issued by the project manager for cost implications- Support the change control process and identify cost implications of proposed changes
Contract Closure
- Finalise contractor's accounts and close out contracts for the projectDispute Resolution
- Support the project manager in resolving claims and disputes with contractorsQualifications and Experience
Education and Certifications
- Degree in Quantity Surveying or similar field- Chartered membership with the Royal Institution of Chartered Surveyors (RICS) or equivalent professional body
Technical Experience
- Relevant experience in commercial management of MEP packages in medium or large-scale construction projects- Good knowledge of all aspects of commercial management in construction
- Familiarity with various forms of NEC (New Engineering Contract) contracts, particularly NEC3 Option C
- Previous experience working in the M&E (Mechanical and Electrical) environment
Project Experience
- Past experience in major construction projects- Worked on projects using NEC3 Option C contract

- Strong IT skills, especially in Excel and commercial software- Excellent analytical and problem-solving abilities
- Strong communication and negotiation skills
- Attention to detail and ability to manage multiple priorities
