What is being built
The capital's pipeline is dense and technically demanding. Lambeth has approved the £2 billion Vauxhall Square cluster. Beckton Riverside's £250 million remediation and first phase have consent. The BT Tower is to become a 400-room hotel. Data centre builds are running around the M25, the New Hospital Programme has its London trusts, and the commercial towers in the City and Canary Wharf continue. Every one of those schemes needs a Project Director, a commercial lead and a building services team, and every one of them competes for the same people.
London pays for the specific, not the general
A Senior Commercial Manager who has run a £100 million building services package on a live London scheme is worth more to the next one than a Commercial Director who has not.

Where the roles sit
London searches arrive from the Tier 1 main contractors and their specialist subsidiaries, from the building services contractors whose packages carry the programme on the technically dense schemes, from developers and the client side, and from the data centre and healthcare programmes. The roles are Commercial Director and Senior Commercial Manager, Project Director and Senior Project Manager, Design Director and Pre-Construction Director.

London weighting at senior level shows in the package rather than the base.
