Housebuilding executive search is the work of placing regional and divisional leadership into the national and regional housebuilders, the partnerships businesses delivering for housing associations, and the contractors on the affordable housing frameworks. It is retained, research led and handled personally, from brief to placement.

What this sector asks of its leaders

A housebuilding region is a business in its own right, and the constraints on it are not the ones a contracting division faces.

Three businesses in one. Land, build and sales each have their own cycle, and a Regional Managing Director is judged on how the three are balanced: land bought at the right price, sites opened at the right pace, and reservations that hold.

The slower market. Completion forecasts at the largest housebuilders are down by around 16,000 homes across 2026 and 2027. The leaders being appointed now are the ones who have held margin through a downturn, managed a land bank with care and kept a region profitable at lower volume.

The Building Safety Regulator. Gateway 2 now sits between planning and site on higher-risk buildings, and the Technical Director who can get a submission through first time has become one of the more valuable appointments in the sector.

Partnerships and affordable. Housing association and council frameworks have become the steadier pipeline, and the leaders who understand a housing association client are a different profile from the ones who grew up on open-market sales.

Beyond the grid I also recruit Chief Operating Officer, divisional Managing Director and group board appointments for housebuilders, which run under board appointments. Major mixed-use and regeneration schemes, where a housebuilder is one partner among several, sit with the major construction work.

How the search runs

The brief comes first: the real requirement, the target organisations, and the profile that will succeed in your business. Then the mapping, a complete picture of who holds the equivalent role across that universe, with named individuals, current remit, reporting line and likely motivation. Every approach is made personally and confidentially. The shortlist is four to six, each with a written appraisal covering capability, motivation and risk, and it names the reservations as well as the strengths.

I am a qualified Quantity Surveyor who worked as a Commercial Manager at Sir Robert McAlpine before moving into search, and I have placed senior people into housebuilding, civil engineering, utilities and marine infrastructure for two decades.

What does a retained housebuilding search cost?

Retained search is typically charged as a percentage of the appointed leader's first-year total package, invoiced in stages across the assignment. My fee is 22.5%, agreed in full at the outset with no variation later.
