The opportunity

Lechley Associates is retained to appoint a Project Director to lead the delivery of a residential scheme of around £100m in the London region. This is one of several senior appointments coming up with developers and contractors across London over the coming months, many of which will not be advertised openly.

The business behind this scheme has a strong pipeline, a healthy balance sheet and a clear plan for growth. They want a leader who will take full ownership of delivery and help shape how the next projects are run.

The role

• Lead the scheme from pre-construction and mobilisation through to completion, handover and close-out.
• Own programme, cost, quality and safety, with full accountability to the board.
• Build and lead the project team, including construction, commercial, design and planning colleagues.
• Protect margin and cash through strong contract administration, change control and supply chain management.
• Manage relationships with the client side, consultants, the supply chain and the local authority.
• Bring a delivery voice into planning and design decisions early, including where modern methods of construction can add certainty.

Who we want to hear from

• You have led residential or leisure schemes of similar scale in and around London, from pre-construction to handover.
• You understand the realities of building in a dense urban environment: logistics, neighbours, planning conditions and buildability.
• You are confident with NEC and JCT, and comfortable owning the commercial position as well as the programme.
• You are as credible in the boardroom as you are on site.
• Chartered status (CIOB, RICS, ICE, APM or similar) is strongly preferred.
• You may not be actively looking, but you would listen to the right conversation.
